How Much Does a Home Inspection Cost in Israel?

For a standard apartment - the most common case - a home inspection in Israel usually runs between about ₪1,000 and ₪1,850 including VAT. Larger and more complex properties cost more, up to roughly ₪4,400 for a large private house. The full table is below. Here is what moves the number, and what it is set against.

What determines the price

📐 Property type and size

The single biggest factor. A three-room apartment and a private house with a basement are different jobs, and the fee follows the hours on site and the report behind them.

📍 Location

Travel time is part of the cost. We cover all of Israel, from the north to the Negev, with the single exception of Eilat.

🔍 Type of inspection

A new apartment from a contractor, a resale property, or a follow-up inspection after repairs are each scoped differently.

🎓 Experience of the company

The widest spread in the market. A newer company is cheaper; an established one costs more and is generally worth more when the report has to hold up.

From our Housing Defects Index (published in Hebrew, dataset on Zenodo), edition IHDI-2026.4: the median estimated repair cost in a standard new apartment is ₪ 29,300, calculated on standard apartments only. The multiple above compares that figure to a typical inspection fee of about ₪1,440 - a working figure for a standard apartment, not a published research statistic.

A note on the cheapest quote. The value of an inspection is not the visit - it is the document that comes out of it, and whether it stands up when a contractor pushes back. That is the part that is hard to see when you are comparing prices.

Yes. Every figure on this page includes VAT.
By bank transfer, after the inspection has been carried out. International transfers are accepted, in shekels or US dollars. There is no advance payment and no deposit, and you can cancel free of charge up to 48 hours before the appointment.
It is charged at half price, and the discount is valid for up to a year from the first inspection. It is a smaller job - we are checking whether what we documented was actually put right, while the contractor's repair obligation still applies.
The engineering opinion is issued in Hebrew only. For ₪200 + VAT (₪236 in total) we add an English reading copy - a full, defect-by-defect translation prepared for your own reading. It is unsigned, has no legal standing, and must not be relied on for any legal or financial purpose; the Hebrew original governs wherever they differ, and every page of the copy says so.
Location is already factored into the quote you receive. There is no separate travel charge to discover later. The one exception is a wasted trip: if the inspection cannot be carried out because the inspector is not let into the property, a charge of ₪450 + VAT (₪531 in total) applies for time and travel.
An inspection with no time limit on site, carried out by one certified expert with thermal imaging, moisture meters, levels, laser measures and other equipment as the property requires - and the engineering opinion that comes out of it: every defect located, photographed and priced from the Dekel price book, and - wherever a standard or specification clause applies, which is most of them - tied to the clause it deviates from. Plus accompaniment until the repairs are done.
