How Much Does a Home Inspection Cost in Israel?

For a standard apartment - the most common case - a home inspection in Israel usually runs between about ₪1,000 and ₪1,850 including VAT. Larger and more complex properties cost more, up to roughly ₪4,400 for a large private house. The full table is below. Here is what moves the number, and what it is set against.

📐 Property type and size
The single biggest factor. A three-room apartment and a private house with a basement are different jobs, and the fee follows the hours on site and the report behind them.
📍 Location
Travel time is part of the cost. We cover all of Israel, from the north to the Negev, with the single exception of Eilat.
🔍 Type of inspection
A new apartment from a contractor, a resale property, or a follow-up inspection after repairs are each scoped differently.
🎓 Experience of the company
The widest spread in the market. A newer company is cheaper; an established one costs more and is generally worth more when the report has to hold up.

What the inspection is set against
The fee is not the interesting number. The interesting number is what the report finds.
From our Housing Defects Index (published in Hebrew, dataset on Zenodo), edition IHDI-2026.4: the median estimated repair cost in a standard new apartment is ₪ 29,300, calculated on standard apartments only. The multiple above compares that figure to a typical inspection fee of about ₪1,440 - a working figure for a standard apartment, not a published research statistic.
A note on the cheapest quote. The value of an inspection is not the visit - it is the document that comes out of it, and whether it stands up when a contractor pushes back. That is the part that is hard to see when you are comparing prices.
